Summer, winter, spring and fall, Ocean City has fun for all!  The summer is about playing in the sun, surf and sand. The Jersey Shore is one big playground. You can stroll on the beautiful beaches and find excitement on the boardwalk. Or you can golf, fish, swim, bike and surf the summer way, creating memories that you will never forget. There is plenty of sunshine to go around. The fall is my favorite time of year. The weekends are filled with block parties and festivals. And you can still enjoy the warm Ocean and other outdoor activities without the summer crowds. You can find peace and tranquility at the beach in the crisp fall air. It is truly a heavenly retreat. September and October are like a two month Indian Summer. As the cool air rolls of the Ocean to welcomes in the winter, the island quiets down. But there is still plenty to do over the Holiday Season. There are carriage rides, pictures with Santa and you can bring in the New Year with the Ocean City’s First Night celebration. And if you are lucky enough, you may even see some snow on the beach. The mild spring weather is full of fun filled events, like the annual Easter Egg Hunt on the beach. It is the perfect time of year to be outdoors. As the flower come into bloom, there is plenty of outdoor events in anticipation of the summer to come. There is family fun for everyone, every season. After your search for a house and all the negotiations are over, you arrive at the the sales price. Finally, you feel some certainty about your bottom line. However, it is not unusual for there to be disagreements about what is included in the sales price. Careful drafting of the paperwork can help to avoid future disputes.
The following definitions may help. Real property is land and any permanent attachments, such as buildings, landscaping and fences. Personal property consists of movable possessions, such as furniture and clothing. A fixture is defined as an item of personal property which has become part of the real property by virtue of becoming permanently attached, such as a new sink, a Jacuzzi, or a chandelier.
The principal area of dispute about the sales price often relates to fixtures. Most preprinted real estate contracts will provide space for the fixtures to be listed. Whether you are selling or buying, you should make use of this space. Do not assume curtains, satellite discs, antennas or fireplace equipment come with the house. You should also make it very clear what you don't want left on the property. If you are specific about every item that may be questionable, you will greatly reduce the chances of a dispute after the closing.
